DESIGN + BUILD
Raising Buildings is an uncertain thing; Success is reached only by paying attention to the details, while keeping the overview of the whole
Design & Build process

Our Design & Build process entails more significant benefits than the comfort of a one stop shop, arising from a single contract from one entity.
The most important yield from our Design & Build process is the asset of sustainability, which in the mostly pursued split approach of raising buildings becomes a victim of the disregarded gap between the feasibility of a demanding design and the real construction capacity on site at affordable costs
This is why our design and our construction team work together from the outset of a building project to prevent conflicts between design and construction and respective quality compromises at an advanced stage of the project, when most of choices have already become practically irreversible. The integrated nature of this process provides the financial predictability, needed for the efficient management of resources and for the prevention of budget overruns.
As we are ardently committed proponents of our Integrative Design & Build Process, we feel it our accountability, to first change ourselves to justify our ambitious vision of changing the world of buildings almost addicted to the prospect of obsolescence. This is why we made the project of our headquarters an international benchmark of sustainability, seeking for being awarded with the DGNB Platinum distinction and the “New Normal” of the Design & Build process.

is the privilege of kings
Our integrative building design is self-sufficiency minded. The self-sufficiency of buildings paves the way to the insouciance of building users. Our approach to self-sufficiency is strongly inspired and guided by our experience based awareness about the complementarity of all design disciplines, implicated in a well arranged design process, which we know to resourcefully coordinate to the benefit of each project by converting the complexity of interconnected design disciplines to simplicity. Simplicity is the manner nature hides its complexity and the way it breeds our insouciance. The more provident is the integrative building design, the less technology, both in extent and in complexity, a building will require to perform efficiently, without unnecessary charges for additional fast depreciating and maintenance demanding technology.
This is why we leverage advanced Virtual Design & Construction procedures and rely on extensively informed BIM models to control and monitor the Design & Build process across all of its stages, including the post-occupancy stage, when we can further optimize the building performance, by evaluating energy flows, established from relevant measured data and proceed with well-informed data driven decisions with regard to the efficient operation of the respectively envisaged building management system.
Mistakes are costly,
even when we conceal them by calling corrections changes
We struggle to be "change proof". If we aren't preemptive early enough, we will be sooner or later confronted with the costly results of our negligence.
To prevent uncomfortable changes, we care about a meticulous collection of all building programme requirements and limitations of incumbent building legislation and take them into consideration over the course of the whole Design & Build process, while we keep the overall control of potential design conflicts by means of an early generation of the BIM file of the project.
